The difference between a 2 BHK and a 3 BHK apartment is not simply one more bedroom. It affects your **down payment, monthly EMI, home furnishing costs, society charges and the flexibility of the home for years ahead**. In Kolkata, where building layouts vary dramatically across older neighbourhoods and newer townships, the most useful comparison starts with verified carpet area and the shape of the rooms.
Ask what the extra bedroom will actually do
A 2 BHK often suits a couple, a small family or someone prioritising a central location within a fixed budget. A 3 BHK may help where grandparents visit frequently, children need separate study space, or a dedicated work-from-home room is important. But a room you never use is still being financed and maintained.
Think through the next five to seven years: family size, remote work, frequent visitors and your ability to stay in the locality. If a move is likely soon, spending heavily for speculative future needs may not be efficient.
Carpet area matters more than the BHK label
Compare the usable floor area, bedroom widths, storage, bathroom placement, natural light, service balcony and circulation space. Some layouts achieve a third bedroom by shrinking the living room, kitchen or other rooms. Bring actual furniture measurements to the floor-plan review.
| Feature | 2 BHK may suit | 3 BHK may suit | | --- | --- | --- | | Monthly budget | Buyers protecting cash flow | Buyers with room for higher fixed costs | | Home office | Flexible desk or shared room | Dedicated office possible | | Guest accommodation | Occasional arrangements | Regular visitors or extended family | | Cleaning and furnishing | Usually fewer rooms | Potentially higher running costs | | Locality choice | Often broader within the same budget | May require a different micro-market |
Calculate the complete upgrade cost
Do not compare only the advertised base price. Add parking, floor-rise or preferred-location charges where lawful and applicable, statutory taxes, registration, maintenance deposits, interiors and financing expenses. Ask both developers for full itemised quotations on comparable possession terms.
An illustrative EMI comparison
Suppose one loan option is ₹40 lakh and another is ₹55 lakh, both at an *illustrative* annual interest rate of 8.5% for 20 years. The approximate EMIs would be **₹34,713** and **₹47,730** respectively. That is around ₹13,017 extra every month, before any additional household or society costs. Actual rates, eligibility and loan offers will differ.
Do not set your affordability ceiling solely at a bank's pre-approval amount. Maintain an emergency buffer, plan for floating-rate changes and reserve funds for furnishing and repairs.
