A bank e-auction can attract Kolkata property buyers because the advertised **reserve price** may seem lower than a comparable private listing. That number alone does not establish a bargain. Bank auction properties can have **possession, title, unpaid-dues, repair, litigation and deadline risks** that a normal showroom visit will not reveal. Treat an auction as a specialist transaction that requires more preparation before bidding, not less.
Start with the actual auction notice
Find the notice on the bank's official website or authorised auction platform rather than relying on a forwarded social-media message. Check the property description, borrower details, secured creditor, reserve price, earnest money deposit, inspection date, bidding schedule and terms of sale. Verify the listed authorised officer's contact independently.
Banks may sell secured property through legal enforcement routes, including the **SARFAESI framework**, depending on the asset. Different notices impose different conditions, so read the exact document instead of assuming all auctions work the same way.
What does possession mean?
One of the most important questions is whether the seller can deliver **vacant physical possession** or only a different form of possession under the notice. The presence of an occupant, tenant, borrower or third party can make access and handover complicated. Do not believe an informal assurance that eviction will be easy. Ask the authorised officer for written status information and obtain your own lawyer's opinion.
A property you cannot safely enter may be difficult to inspect fully. If access is restricted, price that uncertainty into your decision and be prepared not to bid.
Title and encumbrance searches still matter
Inspect available title deeds, previous conveyances, property descriptions, municipal records, survey details, building approvals and known legal proceedings. A bank's enforcement action does not automatically substitute for independent verification of every possible claim. Check the secured creditor's rights, any public notices, competing charges and the effect of the auction conditions.
Match the exact apartment number, floor, land particulars and parking rights. Ask about pending court cases or tribunal proceedings and verify what can be checked through legitimate public records.
Calculate the real payable cost
