Kolkata's warm, humid climate makes summer comfort, ventilation and electricity use central to long-term home ownership. A developer may advertise an 'eco-friendly apartment' because it has landscaping or a solar panel. But **energy efficiency** depends on the building envelope, room layout, mechanical systems and how the occupants use the home. Buyers should evaluate features that have practical effects rather than treating green branding as proof of low bills.
Check the building's orientation and shading
Ask which rooms receive direct afternoon sun and whether neighbouring towers shade the windows. West-facing glazing can create heat gain, but thoughtful shading, window design and insulation may reduce the impact. Visit at different times rather than interpreting the plan's compass alone. Observe balconies, overhangs, external fins, tree cover and unshaded glass areas. A picturesque floor-to-ceiling window is not automatically comfortable in a hot season.
Prioritise usable cross-ventilation
Look for windows or openings that allow air to move through occupied spaces. Check whether kitchen and bathrooms have adequate ventilation arrangements and whether the window positions permit airflow when privacy is needed. Cross-ventilation works differently depending on the floor, neighbouring obstructions and weather. An apartment with windows on multiple sides may be promising, but the actual ability to open them safely and operate them during the monsoon matters.
Compare glazing, roof and wall specifications
Ask for the window type, glass specification, sealing quality and exterior wall composition. Top-floor buyers should ask about roof waterproofing and insulation, not merely the promised view. The Bureau of Energy Efficiency's Eco Niwas Samhita framework covers residential-envelope performance, ventilation and daylight potential. That does not mean every project is automatically certified or that a given bill saving is guaranteed. Request verifiable documentation for any claimed performance.
Evaluate air-conditioning and electrical design
Measure whether bedrooms and living areas can accommodate efficient air-conditioners without awkward piping or poor outdoor-unit ventilation. Check the position of condensate drains and accessible servicing locations. Ask whether the electrical capacity supports intended appliances and future additions, including an EV charger where approved. Evaluate LED lighting, common-area sensors, lifts and pump efficiency because society electricity costs become part of maintenance charges.
