If your household owns an electric car—or plans to buy one—the parking space in a new apartment is no longer only about vehicle dimensions. It can also become a **long-term charging and electricity-billing decision**. Some Kolkata properties advertise themselves as “EV ready”, but that phrase can describe very different levels of provision, from an empty conduit to a fully operating shared charging station.
Ask what EV ready means at the exact project
Before booking, request a written list of the charging facilities already installed, those budgeted for, and those only proposed. Identify whether the complex has shared chargers, provision for chargers at individual allotted parking spaces, or both. Ask about construction stages and whether the facility will actually operate when your tower is handed over.
The Ministry of Power issued national EV charging guidelines in September 2024. They discuss installation, operation and electricity connections, including residential arrangements. However, **a national guideline does not prove that one particular apartment parking slot already has an approved or safe charger**.
Electrical capacity is a practical issue
Ask the building's engineer or management about sanctioned electrical load, spare capacity, cable routes, protective equipment and metering. If several residents want to charge simultaneously, the system may need load management. A regular domestic socket in a basement is not a substitute for a professionally designed charging installation.
Find out whether the electricity distribution company requires a separate meter or connection for the proposed arrangement. Determine who pays for upgrades to shared switchboards, cabling or transformers and who will maintain them afterward.
Parking rights and permissions
A resident with an allotted parking slot may still need society, developer or association approval before changing electrical infrastructure in a common area. Ask whether the parking allotment transfers on resale, whether chargers can be relocated and who owns installed equipment. In mechanical or tandem parking, the practical feasibility may differ from a normal bay.
Safety and insurance considerations
Seek documentation on earthing, circuit protection, fire-rated cable routing, emergency isolation and the use of qualified installers. Confirm how the installation interacts with the complex's fire-safety plan. Check equipment warranties, maintenance service, fault reporting and whether the association's insurance covers common electrical systems. Do not treat “fast charger” claims as proof of safety.
