Selling a flat in Kolkata is more involved than uploading photographs and accepting the first offer. A buyer will ask about **title, loan status, maintenance dues, usable space, parking and the condition of the building**. Owners who prepare these details early can often avoid delays and abandoned negotiations.
Step 1: Make a file of ownership and property documents
Collect the registered purchase deed, prior title documents where available, mutation and tax records, sanctioned plan, applicable completion and occupancy papers, possession documentation, society membership or transfer requirements, maintenance receipts and any parking allotment record. If the flat is mortgaged, obtain an up-to-date loan statement and ask the lender about the repayment and release procedure.
Check that names, flat number, floor, carpet area and address are consistent across records. A mismatch should be addressed before a buyer's legal search reaches the final stage.
Step 2: Set a price using real comparable homes
An asking price is not the same as a completed transaction value. Compare apartments of similar **location, building age, actual carpet area, floor, parking rights, amenities and physical condition**. A new launch's advertised per-square-foot quote may not be a valid comparison for an older occupied flat.
Use a reasonable pricing range rather than relying on one online estimate. Factor in renovation requirements, lift upkeep, water supply, access road, society fees and buyer financing. If your asking price is well above comparable options, longer marketing time may follow.
Step 3: Present the flat transparently
Use clear daylight photographs of every room, kitchen, bathrooms, balcony and exterior view. Remove clutter, repair small defects and clean visible damp patches—but do not hide active seepage or construction problems. Give buyers an accurate floor plan, dimensions and honest maintenance information.
**Never describe a unit as a 3 BHK if the third room is an unapproved subdivision**. Claims about "zero dues", reserved parking or exclusive terrace access should be supported in writing.
Step 4: Handle enquiries and visits safely
Ask prospective buyers about budget, timeline and financing readiness without sharing sensitive identity documents unnecessarily. Arrange supervised site visits and record serious offers in writing. For negotiation, separate the headline offer from the buyer's requested inclusions, furniture, repairs and completion conditions.
