Kestopur and Baguiati appear on many buyer shortlists because they offer residential choices around the north-eastern side of Kolkata. The better choice is rarely determined by the locality name alone. A well-maintained apartment near a practical connecting road can outperform a superficially cheaper flat that requires repeated detours, suffers monsoon water entry or carries unclear ownership papers.
## Decide which corridor you use most Start with two maps: one for your weekday travel and another for routine family requirements. Check connections toward your workplace, airport-side destinations, schools and hospitals. Record door-to-door travel rather than relying on kilometres. Where a salesperson claims that a property is near an important road, find out the actual walking route, available public transport and how traffic behaves at the junctions you use.
## Check the exact street, not only the pin Localities include different residential pockets with different lane widths, pedestrian facilities and parking conditions. Visit after dark to check lighting and movement. Ask where the garbage collection point is, whether delivery vehicles can stop, and how residents handle visitor parking. A beautiful interior cannot compensate for difficult daily access.
## Assess water, drainage and power reliability Inspect the entrance and parking level for water marks. Check whether common drains are maintained, where overflow travels and how residents manage water shortages. Ask about the proportion of backup power available to the apartment rather than assuming whole-flat coverage. Review actual monthly electricity and maintenance bills where the seller can provide them.
## Compare new projects with resale properly For a new or under-construction development, check applicable WBRERA registration, sanctioned plans, disclosed carpet area and the agreed completion timeline. For resale property, verify the seller's deed, past transfers, registered encumbrances, property-tax receipts, mutation records and society dues. Confirm whether any works were added after approval. Ask a lawyer to examine original papers, not just photos sent over messaging apps.
## Calculate the true first-year budget The base price is only one line. List statutory stamp duty and registration fees using the official West Bengal assessment, loan processing, essential repairs, deposits, moving costs and recurring maintenance. Make a separate column for uncertain expenses. Compare similar carpet areas or the closest reliable equivalent when working with older resale stock.
## Think about resale before buying A prospective future buyer may ask the same questions you ask now: Can the property be reached easily? Is the title clear? Has water entered the building? Are lifts and common areas maintained? Sound records can matter more than fashionable marketing language.
## Final shortlist method Visit at least two apartments in each locality within the same budget, request identical documents and write a one-page scorecard. Lanivas Properties can assist with comparison and site visits; an independent lawyer and qualified building inspector should review the selected property.
