The **Pradhan Mantri Awas Yojana – Urban 2.0 (PMAY-U 2.0)** can be relevant to some Kolkata households searching for affordable housing. But it is not a blanket discount on every first-time flat purchase. Its **Interest Subsidy Scheme (ISS)** has defined conditions for household income, property price, home loan amount, home ownership and application processing. Buyers should verify all conditions before treating a possible subsidy as cash available for their down payment.
What does PMAY-U 2.0 cover?
The central government's programme runs through several arrangements, including beneficiary-led construction, affordable housing in partnership, affordable rental housing and an interest-subsidy vertical. These are different mechanisms, not interchangeable offers. For a buyer planning a bank-financed apartment, the **ISS** route is often the first relevant one to investigate.
According to the official scheme portal, ISS applies to eligible loans **sanctioned and disbursed on or after 1 September 2024**. The published maximum released subsidy is **₹1.80 lakh**, subject to the rules and qualifying conditions. This should not be interpreted as a guaranteed lump-sum payment at booking.
Understand the stated limits
The PMAY-U 2.0 ISS portal identifies households with annual income up to **₹9 lakh**, subject to classification into EWS, LIG and MIG categories. It also states a **home loan limit of ₹25 lakh**, **house value limit of ₹35 lakh** and **carpet area limit of 120 square metres**. These conditions are cumulative; satisfying only the household income rule is not enough.
The broad categories on the official site include EWS up to ₹3 lakh annual household income, LIG above ₹3 lakh up to ₹6 lakh and MIG above ₹6 lakh up to ₹9 lakh. Other scheme conditions include rules about owning a pucca house and previous government housing assistance.
Example: why a low income alone may not qualify
Consider an illustrative household earning ₹7 lakh a year that is considering a ₹45 lakh apartment. The income may fall within the published ISS income band, but **the property value exceeds the stated ₹35 lakh ceiling**. The family should not build its financing plan around receiving the subsidy. In a different example, a lower-priced home may satisfy the price condition yet fail because a family member already owns a qualifying house elsewhere.
How applicants should proceed
- Read the current ISS eligibility rules on the **official PMAY-U 2.0 portal**.
- Check household income, family composition, previous benefits and ownership status.
