Compact apartments are sometimes marketed as efficient investments, but **studio flats and 1 BHK apartments solve different living problems**. A studio usually combines sleeping and living zones into one main room; a conventional 1 BHK offers a separate bedroom and living area. Kolkata buyers should judge these options by daily use and verified rental evidence, rather than believing that smaller automatically means higher yield.
Understand the layout before comparing prices
A studio can work well when one person spends relatively little time at home and prefers a lower absolute purchase budget. But watch whether the cooking area, sleeping zone and entrance create privacy or ventilation problems. In a 1 BHK, a separate bedroom helps with shift work, guests and working from home. Request both actual floor plans and carpet-area figures. An inefficient 1 BHK may offer less functional space than a well-designed studio.
Look at location-specific tenant demand
Rental suitability changes by commute route, nearby offices, education institutions and public transport. For each neighbourhood, identify who would realistically rent the unit, at what monthly amount and under which lease terms. Browse current comparable listings and seek evidence of completed deals where possible. Do not assume that a flat near an IT corridor will always remain occupied. Vacancy periods and tenant turnover can materially reduce annual returns.
Calculate net yield, not headline rent
An illustrative calculation: a unit purchased for ₹35 lakh and rented for ₹11,000 a month has ₹1.32 lakh gross annual rent, or about 3.77% gross yield before other acquisition costs. Net yield will be lower after society charges paid by the owner, repairs, property tax, vacancy, management and transaction expenses. Compare this with a 1 BHK using the same formula and realistic occupancy assumptions. Do not treat the illustrative inputs as actual Kolkata quotes.
Estimate fit-out and maintenance expenses
Studios often need careful furniture planning: foldable tables, integrated storage and a compact kitchen arrangement. A 1 BHK may need more furniture but allows greater separation between private and shared zones. Check natural light, bathroom ventilation, washing-machine position and whether the electrical load supports expected appliances. Association maintenance can be based on differing formulas, so a smaller unit does not automatically carry proportionately smaller service costs.
Check documents and permissible use
Verify the legal property description, sanctioned plan, permitted use, applicable RERA registration and occupancy status. Confirm that the layout shown to you is approved. Ask about association restrictions on tenants, leasing procedures and commercial or short-stay usage. A residential studio should not be assumed to qualify automatically as a serviced apartment or hotel-like business.
